Collective U.S. home value hits record high

Home values in the U.S. collectively reached a record high in first-quarter 2019, with $26.1 trillion shared between all owner-occupied homes in the country.

That’s according to data from the Federal Reserve’s latest report on national financial assets and liabilities, which tracks a variety of the country’s collective accounts, ranging from real estate and investments to insurance. According to the report, however, the growth of homes values is slowing down, as the country saw a collective year-over-year gain of 4.3 percent — the lowest annualized increase since 2012. Still, the first-quarter 2019 figure continues a trend of record values, eclipsing the previous high of $25.8 trillion set in fourth-quarter 2018.

The value of American homes is now 15 percent higher than the $22.7 trillion recorded in the second quarter of 2006, a pre-crisis zenith. Thanks to the Great Recession and its aftereffects, it took almost exactly a decade for combined home values to reach that point again. Since that milestone, however, the trajectory of home values has consistently increased.

U.S. homeowners also are enjoying record levels of equity, owning 60.4% of their home's value in the first quarter of this year — the highest quarterly level of equity since 2002.
