Unlike many originators, FBC Mortgage’s Jon Marcoline didn’t do a lot of refinance business this past year. In fact, he did none.

“If I come across a refinance, a lot of times, I’ll pass them along to a friend in the business,” Marcoline says. “I do almost all builder business and the purchase of new construction.” He got into this market after applying to be a sales representative for a builder to sell its homes, but he ended up selling its mortgages instead.

Earning that builder business isn’t easy, however. To be successful in that market, Marcoline says, “It has a lot to do with knowledge of products and being able to sit with a customer or a new agent and go over  everything they may need to know.”

It doesn’t hurt that he works in Pittsburgh, which has been one of the top purchase markets for the past several years, Marcoline says. It also doesn’t hurt to be a responsive loan originator who can manage time well. “You don’t just do the loan, you also have to do a report for the builder,” he says. Success is based on “time allocation and being present.”

Marcoline allocated his time well: This past year, he closed 284 purchase loans for a total of $58,326,803 in overall volume. Of that total, he closed more than $19 million in Federal Housing Administration loans, which come along with his purchase-loanfocus.
